JFS Design Studio’s objective for the design of Model Unit 309 at FP3 was to capture the artistic spirit of the Fort Point neighborhood and translate it as a simple, elegant and comfortably functional representation for the space. JFS’ design evokes luxury by indulging and motivating the homeowner via a distinctive presentation of art, antiques, colors and textures.

The layout of the unit was designed with a non-forced aesthetic. Colors, materials and furnishings were chosen with particular attention to their use but also their visual cue – intriguing and occasionally humorous with their unanticipated appearance. The natural raw texture and size of the living room mirror and dinning room table suggests individuality while providing a functional flow. The table presents itself as a multipurpose surface for entertaining or as a counter extension for added culinary prep. The selection and placement is a stylish way to combine the varied uses for the space. The over scaled antique mirror and floor lamp in the living space bring in cues from the metropolitan life outside reflecting interest and light. The decision to use a circular shaped one-arm sofa was a way to present a more modern way for lounging alone or with friends. From any point one is able to take in the interesting view of the inside and outside.

A single tone stripe over the white walls of the living space pulls the eye through the unit into the master bedroom and den. In the master bedroom the neutral color palette and natural textures invite a sense of calmness to the room. The windows are quietly framed with silvered linen fabric for subtle softness and a sheer shade to offer shield from sunlight and privacy when needed.

On the opposite side of the master bedroom is the den. Being a place for exploration a vibrant red accent frames a large oval mirror in the room; both enlarge the space. A white tailored sofa presents a casual, chic, comfortable alternative for guests, tripling as a sitting area, a daybed or queen sleeper.

This artistic scheme is also evident in the entry with the zebrawood wall covering, “hand-hooks” of molded polymer and custom acrylic wall-console. Each is a work of art on their own but together they also provide an effectively simple solution to making an intimate space purposeful and appealing.

In model unit 309 at FP3, JFS offers a classic interpretation of modern living and creates an interior with industrial strength and charm by harnessing Fort Point’s vibrant force of merging the old with the new.

Hacin + Associates, the architects of the building and designers of Model Unit 613, approached this project from the outside – in. The space displays a sophisticated living style combined with the modern aesthetics of FP3’s top 3-story addition. H+A’s design focuses on highlighting the architectural features and materials unique to this section of the building.

The design was inspired by the juxtaposition of weathered copper and rich warm wood to the grey metal panels and glass on the exterior. H+A carried this balance of materials through to the interior by using shades of green, grey and cognac, combined with metallics and natural wood textures.  Dramatic window treatments enhance the unique patterning of floor-to-ceiling windows. The use of oversized pendants and large scale artwork are striking gestures which take advantage of the generous ceiling heights.

Intimate spaces within the unit’s open plan attain functionality and flexibility for daily life. A figured marble dining table surrounded by vintage chairs provides a formal alternative to the more casual island setting. A large sectional sofa allows for ample seating when relaxing and entertaining guests.  The expansive terrace extends the living space outdoors with views of Fort Point and downtown, as well as spectacular perspectives of the building’s folding structure.

H+A joined efforts with local vendors to accessorize the unit with both modern and vintage pieces. The kitchen and dining area are outfitted with chic tableware, compliments of South End-based Lekker.  Other contributing shops include Hudson, Urban Living Studio, Good and neighboring ICA (Institute of Contemporary Art).  Lastly, Hanaya Floral collaborated with landscape architect, Mark Mazzarelli, on the terrace garden design as well as distinctive arrangements throughout.

Model Unit 613 evokes sophisticated urban living, brought to life by the building’s character and modern use of materials.

JFS Design Studio’s concept for the interior design of Unit 210 at FP3 is to present a simple, stylish alternative for an open floor-plan studio by celebrating its uniqueness while optimizing the use of space – all without compromise to comfort and function. The design brings an artistic interest to every area of the studio with visual cues making this 671 sq ft unit a gem home for any owner.

The furnishings layout, congruent to the overall aesthetics, was designed to bring an easy flow. The design offers well defined living areas for entertainment, work and retreat which pronounce seamlessly and evoke tranquility and familiarity. The overall effect transports the occupant to an understated luxury retreat.

JFS transformed the vestibule to a welcome retreat, acting as a soothing portal from the outside in. The room is as an art installation in itself. The embossed panel wall covering behind the framed convex mirror is made of recycled paper and bamboo pulp. An accented pale blue ceiling contrasts the multi toned striped Paul Smith area rug greeting you at your feet. Passing the custom paneled wood portal to the main living retreat the walls are painted a soft cloud white with a single accent wall tone of greige beach sand to balance the contemporary built-in kitchen cabinetry offered standard in the units.

The seating retreat is traditional yet nonconformity, with two pairs of vintage bergère chairs offering just enough seating for you and your guests. The bergère chairs are placed around a cerused silver oak coffee table set over a thick handmade jute cord area rug adjacent to a custom designed and finished white crackled low console. Above is an elegant photo depiction of a tranquil shore and unique object-d’art. Whether lounging or retreating, the mood is casual but chic.

The focus of the bedroom retreat is an elegantly framed padded headboard custom upholstered in a quilted, pale-blue, chenille textured fabric. A five drawer chest opposite a custom made clear Lucite desk pair the bed and present usable surfaces to hold, store and work.

Although the entertainment retreat begins at the entry with interesting artistic items individually placed throughout, the dining table, bench seating and industrial chairs attract much attention. As you experience the space the rustic planked table, padded canned bench and metal woven chairs suggests a place to meet, greet and chat. Casters provide mobility and versatility to the table making a perfect island to enjoy wine poured from antique individual penguin wine Pitchers from Argentina while discussing modern issues or just simply rejoicing life.

The soothing artistic scheme of Unit 210 is simple, smart and chic. It was created by JFS Design Studio as a progressive interpretation of classic comforts and as a great alternative for modern living in efficient spaces.
