Innovation District Draws High-Tech Jobs To FP3′s Doorstep
Mayor Menino’s branding of the South Boston Waterfront as the new “Innovation District” is paying dividends for the Fort Point neighborhood, according to a recent Boston Globe article. The past two years have seen 3,000 new jobs at 100 firms come to the district spanning areas of the Fort Point, Channel Center, Liberty Wharf, Fan Pier, and the Leather and Financial districts.
The neighborhood surrounding FP3 Boston continues to grow and attract some of the region’s leading companies and innovators. While the area may be called a variety of names, those who reside in FP3′s Fort Point loft-style condos call it “the best place to live in Boston.” The area is so popular now that restaurants in the once quiet Seaport are thriving, taking reservations well in advance. Barbara Lynch, whose award-winning dining concepts are among the many world-class features of the FP3 building, said she hopes “to continue to see a range of local businesses moving here, large and small.’’
FP3 itself reflects the neighborhood’s rich history while offering contemporary and modern amenities. To find out more about FP3, our luxury condos for sale in Boston, and this dynamic waterfront setting, contact us today.
Phillip Spinks Exhibition at the FP3 Art Gallery!

"Summer Sunday Afternoon" by Phillip Spinks. Acrylic on Canvas. Each Panel is 20" x 20" / Overall Dimension: 6' x 6'
Our next show at The FP3 Gallery welcomes local South End artist, Phillip Spinks. His show opens on January 18th, and a reception with the artist will take place on Thursday, February 2nd, from 6-8pm in The FP3 Gallery at FP3 Boston.
Phillip is best known for his abstract multi-layered paintings and has most recently found inspiration in what is lost or has been destroyed only to create new meaning in what remains. Hurricane Katrina, for example, has played a moving and inspirational influence on his recent work. Other influences are distilled from his sense of self, based on a southern heritage enhanced by his many travels and the cultures both urban and rural, which he has encountered. This history invoked with a vivid imagination creates images hauntingly surreal, yet vaguely familiar in the recesses of our primal memories.
He has been in numerous juried exhibitions throughout the US and his work is also in many private and public collections in Boston and beyond. Learn more about Phillip’s work here – and to learn more about FP3 Boston or tour our available Boston luxury condos, contact FP3 today.
Phillip Spinks was born in Nurnburg, West Germany in 1972, and he has lived throughout the United States and Europe, from the mountainous deserts of the southwest to the Mississippi Gulf Coast and from deep in the Bavarian forests to Colonial New England. He studied engineering, creative writing and archaeology at Boston University.
He’s been a painter and printmaker living and working in Boston for more than ten years. He has his work in many public and private collections such as Merck & Co., Children’s Hospital and the Beal Corporation, and he’s been in numerous juried exhibitions and has shown throughout the United States and Germany.
His current body of work is about taking what is lost or destroyed and creating new meanings as well as anchoring what remains.
On August 29, 2005 Hurricane Katrina struck both New Orleans and the Mississippi Gulf coast. His parents’ and his grandmother’s homes were gutted by the storm surge of Katrina. Anything below three and a half feet was buried in sediment and debris. Ninety percent of his family photographs were completely destroyed. As his parents and he sifted through what was left of their home, they found items of their recent past. Broken china, splintered chairs, clothing and images lost in frames, melted by the ravages of the storm. What remained were fragments of memories, a face here, an arm draped over a shoulder, the edge of a building.
After smell, sight is the strongest sense linked to memory. Looking through photo albums and frames, the images both lost their meaning and sparked moments in times remembered.
He saw the austere beauty in the imagery that remained, and as opposed to allowing the loss of the images to create a void in his mind, he chose to reclaim these memories and create a new vehicle to contain them. This body of work is titled Recovering Memories.

For the imagery Beck produces as an artist, she conducted extensive research in Niger, West Africa where she lived and traveled for many years. Her art involves the study of different aspects of the Nigerien landscape, the Djarma and Fulani cultures and the art forms they create. Through this study, she’s been committed to the advancement of abstraction, portraying concepts of ritual and tradition within the social structure of Nigerien culture.
The titles of Beck’s images and exhibitions are presented in the Djarma language. The Djarma people speak Djarma in Niger, West Africa. The titles she uses refer to different modes of expression, as well as the colorful and vibrant parts of the Nigerien culture. The titles give her imagery a sense of texture that allows the viewer to contemplate a possible meaning of the words in relation to the art she creates.
Beck’s drawings, paintings and mixed-media have been exhibited in solo and group exhibitions at galleries throughout the United States and abroad including Paris, France; Liverpool, England; London, England; Cardiff, Wales and, of course, Niger, West Africa.
Beck served as Professor of Art, Chair of the Art Department and was a faculty member at Concordia University in Irvine, CA for eleven years. There, she taught art honors, design, drawing, painting, printmaking and a senior art seminar. Her education combines the teaching of form in relation to content and her students are encouraged to develop distinct artistic methods through art history, field research and extensive travel.

Seaport District's Growing Popularity Seen in MBTA Ridership Surge
Boston’s Waterfront is a Popular Destination Year-Round!
A recent article in the Boston Herald discussed how the MBTA Silver Line has experienced huge increases in ridership due to the newfound popularity of Boston’s waterfront.
Legal Sea Foods’ CEO Roger Berkowitz commented on Boston’s waterfront saying that the “streets were teeming with people as if the Tall Ships were in town.” Berkowitz is not the only one noticing the growing popularity of Boston’s Seaport District as one of Boston’s most exciting destinations for residents and tourists looking for great dining, shopping, and cultural actives.
The area’s increasing popularity is also reflected in much of the high end commercial and residential development happening in the area. Luxury loft condos, like FP3 Boston, are reminiscent of localized cultural explosions seen in New York’s SoHo neighborhood. Art exhibitions, posh restaurants, and exciting nightlife make Boston’s Seaport District the newest, hottest part of the city!

Five-Star Chef Shows Off FP3 Penthouse Kitchen
Our Penthouse #1 kitchen was featured in a Boston Herald article with video of expert chef, Ben Robinson, giving his take on some of the best luxury building kitchens from around the city. Here’s what the Boston Herald and Chef Ben had to say about ours:
With Arclinea cabinets, Silestone counter tops, Bosch, Miele and Sub-Zero appliances, Penthouse 1 at FP3, listed for $1.65 million, would make any foodie feel like a winner.
Chef Ben says, “Good lighting around the stove is key, and this home features lights in the overhead vent hood as well as an exhaust system with different levels of draw. Combine that with a five-burner gas stove, double ovens and an oversized refrigerator that blends into the cabinetry and you have a cooking area any professional would love.”
Outstanding Fort Point Penthouse Sales for FP3!
FP3 had one of the season’s most outstanding sales in April, with two penthouses selling to one buyer who intends to combine the two luxury residences into one grand unit with resort-like features.
“It is one of the most expensive, combined real estate transactions in the Fort Point Boston neighborhood,” said Joseph Laurano, director of operations for ResMark LLC, the marketing and development subsidiary of Berkeley Investments Inc.
The two penthouses, Penthouse Two and Four, which sold for $3.1 million, represent a combined square footage of 4,123 square feet. That’s not including the two terraces, which separately total 1,866 square feet. All in all, this combined purchase represents one of the most luxurious Boston waterfront condo projects to date.
“My client has a design-build business, and this is his urban project,” said Jamie Curtis of Coldwell Banker Residential Brokerage’s South End Office, the selling broker. Plans include a hot tub and outdoor kitchen on the roof deck, among other features. This project is a milestone for the Fort Point Boston neighborhood, solidifying its viability as a genuine destination for luxury living in Boston.
The two penthouses represent half of the top floor of the building. Uninterrupted views offer panoramic cityscapes in three directions, offering breathtaking perspective on the Financial District, Atlantic Wharf, the Intercontinental and Independence Wharf. To the East, Harbor Towers, the Tobin Bridge, Liberty Wharf and the Boston Harbor frame the elegant skyline.
“This is a strong endorsement for FP3 and this terrific neighborhood,” Laurano said. “This sale also places FP3 at 80 percent sold. Two penthouses, several three-bedroom units and a duplex remain.” Click here to view virtual tours!

Major New Boston Development Projects Moving Forward in Fort Point Neighborhood
Yesterday, on Monday March 14th, Mayor Thomas M. Menino announced that five important development projects for Boston moved forward in the review process at the Boston Redevelopment Authority board hearing on Sunday night. The projects will bring about 2,700 full and part time jobs and almost $437.6 million of private investment to the City of Boston. One of these projects will be located in the Innovation District, which will hopefully encourage more people to look for Boston luxury apartments and Boston luxury condos so they can get in on the action.
The BRA board approved the tentative designation of the American Seafood Exchange (ASE) project for the redevelopment of the Marine Industrial Park’s parcels M and N at 3 Dolphin Way. The new seafood procession and distribution center will restore the city as a fully functional, working seafood procession port and position it for growth in the 21st century. The ASE will revolutionize the way seafood is processed by bringing it from the ocean to consumers in record time using a new state-of-the-art facility that consists of a public display auction, cold storage/fresh transfer house, and public packing house. This new development integrates the latest industry technology, facilities and equipment with green building technology and a sustainable design that is aimed at meeting LEED certification.
There will be 300 union construction jobs created during the development stage, then 1,500 permanent jobs one the project is completed. The total project cost is estimated at $68.9 million, with $20.7 million in private equity funding.
“Boston is experiencing an ongoing economic recovery with improvement in the office market, strong retail sales and tremendous gains in residential real estate but even with this progress, we must not relent in our efforts to create jobs, encourage private investment and grow the tax base of our City.”
-Mayor Menino
The Boston Marine Industrial Park (BMIP) is a 191-acre industrial park located on the southeastern edge of the South Boston port-area. It is the largest Boston industrial park, encompassing more than 3.3 million square-feet of leasable building area lying less than one mile from the heart of downtown Boston and Logan International Airport. BMIP contains an active dry-dock, benefits from 9,300 linear feet of shoreline, and offers direct accessibility to transport by water, air, rail, and highway, providing excellent benefits for those living in FP3 condos and Boston waterfront apartments.
If you would like to find luxury lofts in Boston or a South Boston condo, please contact FP3 today to schedule a viewing. One our or knowledgeable agents would be happy to help you find a home in Boston’s Innovation District!b
