Beautiful Waterfront Views from FP3
This past weekend, the skies cleare
d and temperature rose giving Bostonians a little bit of hope that summer really is just around the corner. The city was bustling as residents got out and enjoyed the nice change of weather. From Boston’s waterfront condos, white sails could be seen floating along the harbor as people took advantage of a free sailing open house at the Boston Sailing Center. Each boat was captained by an experienced sailor, and tourists and Boston residents alike had the opportunity to take the helm or sit back and enjoy a sail on the Boston Harbor.
This picturesque scene is just one of the many benefits of the luxury waterfront condos at FP3.
Outstanding Fort Point Penthouse Sales for FP3!
FP3 had one of the season’s most outstanding sales in April, with two penthouses selling to one buyer who intends to combine the two luxury residences into one grand unit with resort-like features.
“It is one of the most expensive, combined real estate transactions in the Fort Point Boston neighborhood,” said Joseph Laurano, director of operations for ResMark LLC, the marketing and development subsidiary of Berkeley Investments Inc.
The two penthouses, Penthouse Two and Four, which sold for $3.1 million, represent a combined square footage of 4,123 square feet. That’s not including the two terraces, which separately total 1,866 square feet. All in all, this combined purchase represents one of the most luxurious Boston waterfront condo projects to date.
“My client has a design-build business, and this is his urban project,” said Jamie Curtis of Coldwell Banker Residential Brokerage’s South End Office, the selling broker. Plans include a hot tub and outdoor kitchen on the roof deck, among other features. This project is a milestone for the Fort Point Boston neighborhood, solidifying its viability as a genuine destination for luxury living in Boston.
The two penthouses represent half of the top floor of the building. Uninterrupted views offer panoramic cityscapes in three directions, offering breathtaking perspective on the Financial District, Atlantic Wharf, the Intercontinental and Independence Wharf. To the East, Harbor Towers, the Tobin Bridge, Liberty Wharf and the Boston Harbor frame the elegant skyline.
“This is a strong endorsement for FP3 and this terrific neighborhood,” Laurano said. “This sale also places FP3 at 80 percent sold. Two penthouses, several three-bedroom units and a duplex remain.” Click here to view virtual tours!

Spring Is In The Air – Walk To Work For Your Health!
Warm weather is finally here, and with it, an easy walk from FP3 to Boston’s Financial District. You can get from FP3 to any office in the Financial District in a matter of a few minutes, and not only can you enjoy a walk outside in this great Boston weather, it’s also one of the best things you can do for your health on a regular basis.
Moderate exercise – even as little as thirty minutes a day – can reduce your risk of heart disease, stroke, diabetes, and more. It can be hard to find time to fit a workout into your busy work week, so why not take advantage of the weather and commute on foot? Take the stairs and you can easily make a short walk downtown from the Seaport district take fifteen minutes. It may not seem like much, but that amount of exercise ten times a week will pay off fast!
Spring weather also brings with it relief from the “winter blues” – thanks in large part to vitamin D from increased sunshine. Soak it up on your way to and from the office and watch your mood improve! Moderate exercise has been proven to reduce stress and depression, so couple that with the positive effects of a little sunshine and your walk to work can set the tone for a happy, productive day and a relaxing night at home in your Fort Point condo!
Boston Herald: Seaport District Great Place to Live!
FP3 was mentioned today in a fantastic Boston Herald Seaport Boston District article talking about all the great new restaurants and other exciting activities happening right now in the Seaport District.
Some exciting improvements to the Harbor Walk and a whole slew of new restaurants are making the Seaport a 24/7 destination. A new Smith & Wollensky’s and Jody Adams’ Trade restaurants will open in the ground floor of Atlantic Wharf, with plenty of outdoor seating along the Harbor Walk.
For those looking to buy into this prime slice of Boston real estate, FP3 Condos Boston, developed by Berkeley Investments, still has some available Boston condos for sale going for $400,000 to $2 million. These units are in an excellent location, directly above Barbara Lynch’s restaurants Menton and Sportello, as well as her latest bar, Drink.
Be sure to catch the “rising wave” of Boston’s Seaport with several new, interesting properties will give buyers and renters a front-row seat to the action. There are fabulous 2 and 3 bedrooms, duplexes, and Boston lofts still available by FP3 will make wonderful homes in a neighborhood that has lots of new restaurants, shopping, and other cultural activity. Prices for the homes that are for sale range from $800,000 – $1.85 million.

There was an excellent writeup of the “elusive” FP3 Art Gallery on MySecretBoston.com. In it, the author discusses how the rejuvenation of Boston’s Seaport District neighborhood has been criticized for displacing artists who enjoyed the cheap rent available in Fort Point Boston. But the up-and-coming neighborhood is the first to embrace art, as the developers of FP3 have given the artists their own art gallery space.
However, this gallery’s first floor is open to the public, and many people just don’t know it’s there. On mysecretboston.com, there is a great writeup of this “secret” FP3 gallery, which presents rotating exhibitions by artists such as Fort Point artist Quentin Kelley – who specializes in creating reclaimed-wood benches.
The FP3 complex developers include Boston architect David Hacin and the preeminent chef Barbara Lynch, whose Menton and Sportello restaurants are housed in the building.
The FP3 Gallery is accessible by T – it is located on the Silver Line’s Courthouse stop, and the Red Line’s South Station stop.
