<p style="text-align: left">Construction  is set to begin on Pier 4 next year to draw more activity to the  Waterfront with the addition of a 21-story tower that will boast 357  apartments, retail stores and an underground parking garage near the  <a href="http://www.icaboston.org/" target="_blank"><strong>Institute of Contemporary Art</strong></a>.</p>
<p style="text-align: left">Already new restaurants and bars at <a href="http://www.libertywharf.co/" target="_blank"><strong>Liberty Wharf</strong></a> are generating lines out the door. And although the historical restaurant Anthony&#8217;s will be taken down, it may reopen again on the property in the future.</p>

<p>A  recent article in the Boston Herald discussed how the MBTA Silver Line  has experienced huge increases in ridership due to the newfound <strong>popularity of Boston&#8217;s waterfront.</strong></p>
<p><a href="http://www.fp3boston.com/blog/files/2011/08/BusyBostonWaterfront.jpg"><img class="alignleft size-medium wp-image-3054" src="http://www.fp3boston.com/blog/files/2011/08/BusyBostonWaterfront-300x225.jpg" alt="Busy Boston Waterfront" width="300" height="225" /></a>Legal Sea Foods&#8217; CEO Roger Berkowitz commented on Boston&#8217;s waterfront saying that the &#8220;streets were teeming with people as if the Tall Ships were in town.&#8221;   Berkowitz is not the only one noticing the growing popularity of Boston&#8217;s Seaport District as <strong>one of Boston&#8217;s most exciting destinations for residents and tourists looking  for  great dining, shopping, and cultural actives.</strong></p>
<p>The area&#8217;s increasing popularity is also reflected in much of the high end commercial and residential development happening in the area.  Luxury loft condos, like <a title="FP3 Boston" href="http://fp3boston.com"><strong>FP3 Boston</strong></a>, are reminiscent of localized cultural explosions seen in New York&#8217;s SoHo neighborhood.  Art exhibitions, posh restaurants, and exciting nightlife <strong>make Boston&#8217;s Seaport District the newest, hottest part of the city!</strong></p>

<p>The best thing about living in Boston is that there’s always something new and exciting cooking just around the corner and the Rose Fitzgerald Kennedy Greenway is no exception.</p>
<p>The smells of delicious foods from carts and mobile eateries along the Greenway stretch can be detected from the North End to Chinatown; a welcoming sensation for any food fan! And as it turns out, a few restaurateurs have caught wind of this booming eatery scene and want in on the action.</p>
<p>With the public park just a short walk across the bridge from us at <strong><a href="http://www.fp3boston.com/html/" target="_blank">FP3</a></strong>, this is very good news, especially for <strong><a href="http://www.fp3boston.com/html/waterfront-neighborhood/boston-community/" target="_blank">FP3 Residents</a></strong> with an appetite for great food.</p>
<p>Georgia Murray, chairwoman of the Greenway Conservancy, recently told the Boston Globe, “Great restaurateurs want to go where the people are. And more and more people are along the Greenway.”</p>
<p>Among the many restaurateurs venturing towards our <strong><a href="http://www.fp3boston.com/html/waterfront-neighborhood/" target="_blank">Seaport neighborhood</a></strong> is blue-haired chef and Hell’s Kitchen contestant, Jason “Jay” Santos with his restaurant, Blue Inc. It will have a featured sidewalk patio with a great dining view of the Greenway’s lush gardens and foliage. In the evening, Jay will be serving up his signature crispy duck confit over mango sticky rice with hoisin cashew glaze, which sounds amazing. And for the lunch crowd, he will have a burger bar cooking with butterscotch and black truffle milkshakes, which sounds even more amazing.</p>
<p>Another expert chef, Jody Adams, will be opening her next big restaurant called Trade on the Greenway in the new Atlantic Wharf building as well.</p>
<p>It certainly is going to be an exciting summer filled with tasty foods and new restaurants.</p>

<p>Boston Mayor Thomas Menino recently announced initiatives to attract more venture-backed firms to the waterfront and to encourage developments to accommodate solar power. At the same time, developer John B. Hynes III announced that he has hired architects to design two residential towers on Seaport Boulevard in addition to a 12,000 square foot, one-story development which will contain an &#8220;innovation center&#8221; to promote collaboration between new firms in the increasingly popular waterfront area.</p>
<p>Design for the innovation center at Seaport Square will be directed by the architecture firm <a href="http://www.fp3boston.com/"><strong>Hacin &amp; Associates Inc</strong></a>. Hacin was responsible for the award winning design of our <a href="http://www.fp3boston.com/"><strong>F</strong><strong>P3 luxury waterfront condos</strong></a>. The two 20-story residential towers, containing 300,000 square feet, will be designed by Elkus Manfredi Architects, who also call Fort Point home. Elkus Manfredi is very active in this area; they are designing the adjacent Fan Pier development by Joseph Fallon and recently completed the new Liberty Wharf, a development of restaurants and offices farther down Northern Avenue.</p>
<p>“We find ourselves in the position of rolling out a substantial amount of activity at Seaport Square to begin satisfying the various components that will make up and enhance the innovation district,’’ Hynes said in a statement. The three building development is part of a more extensive development project in the area which will ultimately include several offices, store fronts, and hundreds of homes. Although an exact date hasn&#8217;t been set for construction to begin, hopes are that ground will be broken soon after the submission of final design plans to city regulators in September.</p>

			<content:encoded><![CDATA[<p>Yesterday, on Monday March 14<sup>th</sup>, Mayor Thomas M. Menino announced that five important development projects for Boston moved forward in the review process at the Boston Redevelopment Authority board hearing on Sunday night. The projects will bring about 2,700 full and part time jobs and almost $437.6 million of private investment to the City of Boston. One of these projects will be located in the Innovation District, which will hopefully encourage more people to look for Boston luxury apartments and <strong><a title="FP3 Luxury Terrace Condos" href="http://www.fp3boston.com/html/residences/luxury-condos-terrace/" target="_blank">Boston luxury condos</a></strong> so they can get in on the action.</p>

<p>The BRA board approved the tentative designation of the American Seafood Exchange (ASE) project for the redevelopment of the Marine Industrial Park’s parcels M and N at 3 Dolphin Way. The new seafood procession and distribution center will restore the city as a fully functional, working seafood procession port and position it for growth in the 21<sup>st</sup> century. The ASE will revolutionize the way seafood is processed by bringing it from the ocean to consumers in record time using a new state-of-the-art facility that consists of a public display auction, cold storage/fresh transfer house, and public packing house. This new development integrates the latest industry technology, facilities and equipment with green building technology and a sustainable design that is aimed at meeting LEED certification.</p>
<p>There will be 300 union construction jobs created during the development stage, then 1,500 permanent jobs one the project is completed. The total project cost is estimated at $68.9 million, with $20.7 million in private equity funding.</p>

<p>A culinary transformation is set to take place on the site of the former Jimmy’s Harborside Restaurant, a Boston institution that served classic seafood for eight decades. Demolished in 2007 and replaced with a new complex called <a href="http://www.fp3boston.com/blog/files/2011/03/Bostons-Waterfronts-new-Liberty-Wharf.jpg"><img class="size-full wp-image-2475 alignleft" style="margin: 2px 5px" src="http://www.fp3boston.com/blog/files/2011/03/Bostons-Waterfronts-new-Liberty-Wharf.jpg" alt="Boston Waterfront's new Liberty Wharf" width="353" height="253" /></a>Liberty Wharf, the first of five new restaurants is set to open there next week.</p>
<p>Each restaurant will feature outdoor seating and sweeping waterfront views for patrons to enjoy. Chefs are also promising some cutting edge cuisine and amenities to accompany their beautiful settings. Residents of <strong><a title="Boston Waterfront Penthouse Condos" href="http://www.fp3boston.com/html/residences/penthouse-condos/" target="_blank">Boston waterfront condos</a></strong> and Boston waterfront apartments should definitely check out these awesome new restaurants as soon as they open.</p>
<p>Upscale Mexican eatery, Temazcal Tequila Cantina, will offer menu items such as roasted suckling pig and huitlacoche, a Mexican delicacy of a truffle or fungus that grows on corn stalks, all of which can be ordered from an iPad. “Our food will do things you’ve never seen Mexican food do,” said Temazcal chef, Todd Hall, who made his name in top restaurants in Arizona before his Boston move.</p>
<p>The first restaurant that is set to open at Liberty Wharf is another outlet of Jerry Remy’s Sports Bar &amp; Grill, which is scheduled to open next Wednesday, March 9. Temazcal is hoping to be open for business by the end of March, and the others, including <strong><a title="Fort Point Boston Welcomes Del Frisco's Double Eage Steak House blog" href="http://www.fp3boston.com/html/fort-point-boston-welcomes-del-frisco%E2%80%99s-double-eagle-steak-house/" target="_blank">Del Frisco’s Double Eagle Steak House</a></strong> and a new Legal Sea Foods, plan to follow in April, while the fifth restaurant has not yet been named.</p>
<p>The new restaurants will have large outdoor spaces along a recently added 500-foot section of the city’s HarborWalk, as well as decks overlooking the water. There are also new docks where boaters can tie up and dine, and there is the possibility of adding sailing and fishing charters.</p>
<p>The new $65 million-plus development, designed by Elkus Manfredi Architects, features glass walls and wide spaces between the buildings to allow unobstructed views of the water. It also includes exotic wood finishes, including Angelique siding and a deck made of the Brazilian hardwood, cumaro.</p>
<p>Liberty Wharf is the latest complex to open in the ongoing transformation of the Seaport District, where Mayor Thomas M. Menino is trying to create an Innovation District, with technology and medical companies as well as modern homes and restaurants.</p>
<p>Each restaurant at Liberty Wharf strives to have distinctive features. Legal Sea Foods will feature a 4,300 square-foot roof deck with retractable glass ceilings and walls; Del Frisco’s is building a floor-to-ceiling wine wall, and Remy’s has a massive bank of high-definition TVs and rich walnut finishes that are considered more typical of a contemporary wine bar.</p>

<p>The legislation lifts a ban on structures and non-navigation activities that was set by the existing Harbor Line, which is an established line within the area of a harbor. Within the Fort Point Channel, this includes the full width of the channel up to the seawalls; the exemption from the line will allow a number of water-based facilities that would otherwise be prohibited.</p>
<p>Over the next several years the Channel is expected to become another booming district of Boston as a result of these new additions. There will be an improvement in public access to the Channel, with boating programs and Channel walks that will turn the now unused waterway into a more social and active space.</p>

<p>Texas-based restaurant chain, Double Eagle Steak House, is set to open a Boston Restaurant at Liberty Wharf on April 23, 2011.</p>
<p>Liberty Wharf, the $60 million three-building complex, is being developed on the <a title="South Boston Waterfront Neighborhood" href="http://www.fp3boston.com/html/waterfront-neighborhood/" target="_blank"><strong>South Boston Waterfront</strong></a> by Cresset Development LLC and will include four restaurants, a public marina, and a plaza with outdoor seating on the water. Previously, this piece of real estate was once home to the famous Jimmy’s Harborside restaurant.</p>
<p>Del Frisco’s said the 13,000 square-foot restaurant will have about 350 seats, and will feature a wine list with over 1,200 selections. The famous steak house will also serve its signature prime beef, in its new Waterfront location.</p>
<p>As stated in the chain’s press release, “Del Frisco’s will house nine separate wine cellars, including its signature floor-to-ceiling wine wall located in the grand foyer and an intimate dining wine cellar.” With nearly 30 restaurants nationwide, the chain is excited about their move to <strong><a title="South Boston Waterfront Neighborhood" href="http://www.fp3boston.com/html/waterfront-neighborhood/" target="_blank">Boston’s Waterfront</a></strong>.</p>
