Boston Luxury Real Estate Market Rebounds
Real estate prices have dropped significantly all over the country in the past few years, but it seems that Boston luxury real estate prices are recovering well. Several of Boston’s neighborhoods have built new luxury apartments and condos, and most neighborhoods in the city are doing pretty well. Some of the hottest areas for luxury real estate include the Seaport/Fan Pier District, the Back Bay, the South End, and the SOWA district.
The Seaport/Fan Pier neighborhood is located in the part of Boston that was (no surprise here) originally the seaport area. You’ll find easy access to some of Boston’s other highly desirable neighborhoods including the historic North End, prestigious Back Bay, as well as a close proximity to the downtown business district.
Residents of the Seaport neighborhood will enjoy beautiful waterfront views and lots of great neighbors with the Boston Aquarium, the beautiful new Convention Center, and the Institute of Contemporary Art. From Seaport, you will have easy access to the ferry to Cape Cod, the gorgeous and historic harbor islands, and Logan International Airport.
New residential and commercial developments ensure that this neighborhood will only continue to grow and develop. Inhabitants will be able to walk to work, visit all the other fabulous Boston neighborhoods, find lots of great entertainment venues, and dine in some of the city’s top restaurants.
FP3 has long been a valuable resource in finding luxury lofts, terraces, and penthouse condos in the Seaport neighborhood. To find your new luxury residence, contact FP3 today.
Heartland Robotics Moves to Boston’s Innovation District
Heartland Robotics, Inc. has announced that they will be relocating their corporate headquarters and product development efforts to Boston’s Fort Point Channel area. The Cambridge-based company recently raised $20 million in financing, moving into an expansion phase requiring more office space.
Heartland is developing a new generation of robots, built to improve productivity in manufacturing environments. They are moving forward in developing their products and expanding their team in an aggressive manner according to president and CEO, Scott Eckert.
They have chosen the Innovation District as the new headquarters location because of everything the area has to offer.
“In order to attract the world-class talent that we need, we wanted a terrific office space, in a vibrant part of the city, and easily accessible public transportation.”
-Scott Eckert, president and CEO of Heartland Robotics
Mayor Thomas M. Menino is happy to welcome Heartland Robotics to the area, calling it a “ground-breaking company that will add to vitality of the district and demonstrate how innovators and entrepreneurs in Boston are changing the world.”
FP3 has been both an excellent and reliable resource for finding beautiful loft homes, luxury penthouse condos, and gorgeous terrace homes in Boston’s Fort Point Channel for many years, so to get started on finding your new home in the Innovation District today, contact FP3!
Resolve to Live FP3 in the New Year
As the ball dropped in Time Square, with champagne in hand, many of us looked back on the previous year, and more importantly, looked forward to the New Year ahead. We reflected on the changes we wanted (or needed) in life, and determined resolutions in order to make those changes and improve our way of life.
Now that the month of January has come and gone, it’s about that time for us to check in on those New Year resolutions we made. Now ask yourself how are they coming along. Do you still have a sense of wanting more out of 2011? Not sure if you’ll be able to achieve those resolutions? Maybe what you need is a change of scenery. Perhaps a luxury condominium on the Waterfront? If so, FP3 is ready to help and support you. In fact, here are just a few among many resolutions that can be achieved with FP3 living:
“I resolve to spend more time outdoors.”
Have you seen the Terraces at FP3? It’s where the great outdoors come to life! Spectacular views of the Boston skyline, Waterfront and Seaport neighborhood abound. And great views mean more natural sunlight! FP3 is also one block from Boston’s scenic Harborwalk, which inspires long runs and bike rides, not to mention walks with the dog.
“I need to save more money.”
FP3 still represents one of the best values in Boston. A few studios, starting at $369,000, are still available, and our 2-bedrooms and duplexes start at $679,000. Brand new, modern space for less money is a guaranteed great investment for the future.
“I promise to become more cultured and artistic.”
FP3 has its own art gallery in the Lobby of the building. Live here and you’re surrounded by local and regional artwork when you come home every day. And some of the hippest and coolest galleries in the city reside nearby, along with The Institute of Contemporary Art which is just a few walkable blocks away.
“I’ll eat better and broaden my horizons when it comes to trying new cuisine.”
FP3 is home to Barbara Lynch’s top dining and cocktailing establishments. Drink, Sportello and Menton are on the first floor of FP3, which means you can take the elevator home after dining downstairs. The accolades keep pouring in! Menton was recently named one of the Best New Restaurants in the United States by GQ and Esquire magazines.
“I want to lead, not follow what others are doing.”
The Seaport neighborhood and South Boston Waterfront have been dubbed the hottest neighborhoods in Boston. Louis opened here last year, and the area is now home to great restaurants, art galleries and public spaces. Visionaries have already realized the true potential of this area, which is within walking distance to the Financial District, and at the entrance to every major highway.
“This year, I vow to entertain at home more.”
Our four Penthouses are perfect for entertaining family and friends in an open-concept living area. Arclinea kitchens here are designed by Hacin + Associates and chef Barbara Lynch and are equipped with Sub-zero and Miele stainless steel appliances, and outdoor terraces provide stunning backdrops for spring and summer barbecues.
“I will follow market trends more closely.”
In 2010, 28 homes were sold at FP3. Given current market conditions, on-going demand and interest in FP3, and growth opportunities forecasted for the Seaport area, we anticipate another successful year for FP3.
OPEN HOUSE THIS SUNDAY | JAN 30th
Visit FP3 this Sunday for our Open House and take a tour of the FP3 building, which was created by adaptively reusing two existing Fort Point warehouse structures and adding one new infill building. See how award-winning architect, David Hacin, developed the design and successfully blended ‘the old’ and ‘the new’ in the historic Fort Point Channel neighborhood.
You will see the elegant lobby and art gallery space of FP3, where the walls, ceilings panels, and custom benches were all made from salvaged Douglas Fir beams and columns from the original warehouse buildings.
Take a moment to view the current art exhibit featured in the free FP3 gallery, an exhibit of painted portraits by local artist F. Paul Pracilio, or stop by Sportello for some yummy brunch or lunch by celebrity Chef Barbara Lynch on our ground floor!

South Boston Waterfront named 'Hottest Neighborhood of the Year'
South Boston’s Waterfront Fort Point neighborhood in the Seaport District has opened an additional six restaurants, two stores, a gallery, and a salon since the beginning of 2010, prompting Metro Boston to name it the city’s ‘Hottest Neighborhood of the Year.’
The once-barren South Boston neighborhood has blossomed with these new additions, adding to the already popular Barbara Lynch restaurants Sportello and Menton, as well as the FP3 Gallery that regularly rotates artist exhibits. Every Thursday night, the Institute of Contemporary Art offers a chance for patrons to enjoy free music along the waterfront; another advantage of the artistic environment of the neighborhood.
The district boasts more than 17 million square feet of new residential and commercial space that is currently under development, including a 24-acre parcel known as Seaport Square.
“The South Boston Waterfront is emerging as Boston’s newest destination for many reasons, including the artistic community, cultural and culinary destinations, and the proximity to downtown and Boston’s Harbor”
-Danielle Pillion of the Friends of Fort Point Channel

Boston Welcomes its Newest Skyscraper- the Atlantic Wharf
Boston’s newest skyscraper, the $550 million Atlantic Wharf, is adding to the transformation in progress along the Waterfront and is part of Boston’s newly dubbed ‘Innovation District.’ The Atlantic Wharf development will offer restaurants, residences, boating tours, and cultural institutions. Among these amenities, there will be four restaurants including two fine-dining options, a couple of casual lunch spots, and a coffee shop, and an abundance of office space.
This will most likely be the last large property built on the downtown side of the city’s Waterfront, at least for some time. Mayor Thomas M. Menino has restricted the size of buildings along the waterfront in an effort to transform the Fort Point Channel into a recreational waterway as an entrance to the Innovation District.
Boston’s new ‘Innovation District’ includes the Fort Point Channel and Boston Waterfront areas, designating the district as an urban setting to test new technologies that will fundamentally change the ways residents, workers, and visitors interact with the environment, while saving it at the same time. Mayor Menino calls the project a “cornerstone” of the city’s efforts to create the transformation by adding start-up companies that provide citizens with new job opportunities with a range of skill levels.
“A new approach is called for on the Waterfront – one that is both more deliberate and more experimental… The massive expanse of the South Boston Waterfront, with its existing knowledge base, opportunity for growth, and world-class infrastructure is ripe to produce world-class products and services.”
-Mayor Thomas M. Menino
The 31-story complex is within walking distance of FP3′s Residences, Restaurants, and Gallery. The addition of the Atlantic Wharf development is just another great bonus to living in the Fort Point Neighborhood.

F. Paul Pracilio's first Boston Show to exhibit January 6, 2011
This blog is to serve as a friendly reminder that local artist; F. Paul Pracilio’s first Boston Show will be opening this Thursday, January 6, 2011 at the FP3 Gallery located at 346 Congress Street, Boston. The show will exhibit portraits of his neighbors, friends, and patrons dressed in old-fashioned clothing and will run through March 4, 2011.
The FP3 Gallery is located within the FP3 loft-style residential building and serves as a vital part of the award-winning collaboration between developer Young Park of Berkeley Investments, Boston architect David Hacin, and famed restaurateur Barbara Lynch. It was extremely important to Berkeley Investments to maintain the rich cultural history and artistic integrity of the Fort Point neighborhood when the group of buildings at 346 Congress Street was being transformed into the vibrant lifestyle destination in place today.
In addition to the stunning gallery, FP3 features housing for live-work studios for working artists, as well as Barbara Lynch’s Drink, Sportello, and Menton; all distinctly perfect restaurants to visit before or after viewing the art on display in the gallery. The gallery, located within the FP3 loft-style residential building is accessible by the MBTA Red Line (South Station) and the Silver Line (Courthouse Station).
